I can’t believe any young person without a child would consider it such a hardship to not be worth the life changing money.

Developing land is super risky, so just make sure you are checking everything that needs to be checked with the right consultants. 

I agree with others though that commission savings are not the main draw unless maybe you are a VERY active developer or flipper. 3.
