ive been here for three days so far and ive learned a lot of things i didnt know before but i feel a little stuck. im tryingto figure out what i need to look for when trying to decipher a lead on an MLS site. i know the formulas as well as the math but frankly when i get there i dont know where to start first.

Understand that all the questions I have below are the same ones I will dig into myself-I just find local investor opinions to be super helpful in deciphering information new areas of interest.
