OTOH, older properties, even with partial or apparent full updates, are likely to attract, and have lower quality Tenants; higher frequency of maintenance issues (small and large); and absolutely require a deep dive on actual conditions and Tenant histories before being fully committed to a purchase, unless funding is not an issue for you.

Most of those declines were for short stays during peak season.We corrected the issue by updating our minimum stay requirements, but VRBO still refuses to reactivate the account.We have tried calling VRBO, but customer service has not been helpful.

So in my experience I do not like getting tenants already occupied in rentals, coming from my background I like to inspect and fix any issues before placing a "proper tenant" or you can risk losing a good tenant over some issues if they get out of hand.

Hey Chicago investors -Quick technical question on the Cook County AHSAP (Class 9) incentive.I am under contract on a 16-unit in Phoenix, IL, and we just received our formal approval letter from the Assessor reducing the AV by 25% through 2033.My question: When transferring title to the new partnership entity, does the 'Change of Ownership' affidavit need to be recorded before funding, or can the title company handle it simultaneously with the deed?
