What makes your unit the best?

Hello, my names Andrew.

As I look for my first rental something that I don't understand/ worry about is in my area it seems like there is so many rentals on the market. Aside from lowering rent, How do you set your units up so people rent out your unit oppose to another one a block up. Is it better to already occupied rentals to avoid having to find someone?
