While that all makes sense I cant seem to find a consistent answer for an online education and testing option.   

I’m getting ready to take the licensing test in a few weeks and I think it would be really beneficial to start meeting other successful realtors in the Phoenix/Scottsdale area other than just broker interviews.

What general eyes tests do others use.I live in northern NJ. 

Like you mentioned most doing ADU's are keeping the properties so there are few data points for appraisers and they haven't yet received guidelines on how to approach them.

Real Estate is about volume and motivation points... you can layer motivation data to pin point better prospects.

does not mean this will also happen to you.So this is what you do.YOU need to do a cost/deal calculation for every method for lead generation you are considering for your market.Now you know how much money you need IF you were to do DMM, or IF you were to do bandit signs.Now this is DATA, so you are not gambling much here.Then factor in the effort it takes and the time it takes for a deal.Bandit signs may be almost free but it is illegal and a LOT of effort and work, and again risk for hefty fines.DMM simply is a bad idea... so figure out what is feasible and then you go for that!

You can also try running a test ad for that area and seeing how many people are interested.
