Unless whoever you invested with made some sort of materially false or misleading statements, engaged in gross mismanagement or some sort of fraud, could be tough and probably wouldn't make much of a difference in a bankruptcy filing.Returns are generally not guaranteed and many firms did go bankrupt due to the wide reaching effects of COVID.

Unless it was a very minor fire, confined primarily to a stove top area or similar, I would advise the tenant it is not habitable and they will need to relocate within a specific time frame per local law, and that rent effectively stopped the day of the fire.

Any superior liens (which are liens that have been filed with the county clerk at a date before the lien being foreclosed on was filed are not extinguished, in other words they are still in effect.
