I am under contract for a 1994 SFH which was built by a developer.

Does anyone have experience in raw land development or have recommendations on architecture designers?

Just having the support of your significant other is a gamechanger for you so look to avoid any un-necessary pressure to become business partners if they are not interested.For us, my wife’s strengths are developing and implementing process and systems.

I am currently developing a 50,000 square foot building built in 1942.

They are neoliberals--aka cronies of Big Business/oligarchs--using populism (in this case, liberalism) to crash the housing market so that small landlords are forced out of business and the biggest developers and speculators own it all. 

So I would keep that in mind as you develop some kind of incentive program. 100% occupancy sounds spectacular but not if all the tenants are bums who are destroying your property.

e. vacant land, other than farm land, owned by or rented to an “Insured”Talk to your agent and find out if you policy applies to vacant land and if there are any conditions (.ie no development, no roads, no utilities, not cleared, etc.) that may apply.If the land is covered, you may want to add an umbrella to get some additional coverage.
