Nowadays, I would imagine the stringent lender pay down requirements for the complex owner mentioned above and the fact that individual loans are now actually underwritten properly, would just plain make this strategy unattractive altogether.

In the lease they are required my permission to sublet and I want someone in there to be properly screened.I eventually show the apartment to a new tenant and he likes the apartment and goes through the screening process (SmartMove!)
