Multi-Family Spelling

Here is a question for all you English majors out there. What is the proper spelling for multi-family? I have seen it 3 different ways (multifamily, multi-family, and multi family). I personally use the one with the hyphen in it but wanted to know which one is the "correct" spelling or if it even matters.

If you say multi-family property, then you need a hyphen, since it is modifying the noun "property." If you just simply use multifamily without a noun following, you don't technically need one. For example:

- I am seeking to purchase multi-family properties.

- That house is a multifamily.

Having said that, I almost always use the hyphen, and I don't think anyone will fault you if you do :)
