@Joseph ChanYou leave out some details regarding how much the property was listed for, but a $40K price reduction is really going to generate a lot of interest.

The buyer stated that he wanted some items repairs and a reduction in the selling price.

Recycle system allows reduction of the amount of energy and water use that occurs during each wash. 

Use that report as leverage to negotiate a price reduction or some sort of seller concessions.

It's funny, most of my landlord clients pretty easily agree to rent reductions but have a difficult time agreeing to big rent increases. 

To the extent that a price reduction may make a "stale" listing appealing, worry not, you will get those notification emails on auto pilot anyways.Start doing the compare and contrast, maybe make a spreadsheet to evaluate opportunities, play a game of "spot the patterns." 

Most sellers will still try to sell for top dollar and keep their price up with only small price reductions.

Don't forget depreciation is not included nor is principle reduction nor is potential for appreciation.
