Third (I think by now ha) option is to sell off some of the acreage to a developer and make as part of the negotiations the building of your new home in terms of a discount maybe. 10 acres would accommodate current home, a modular home, a new build and maybe selling off a few lots it seems.

Anyone have experience with developing high end community SFHs in Pa? 

Usually certain developments have one or 2  major companies managing several properties in your area. 

The one time I talked to one, I was told they don't deal with new development of condominium complexes (either debt or equity).

The tiny size of my database drives my market center crazy, lol, but it is what it is.

Some neighborhoods that had reasonable price points a year or two ago no longer pencil out as profitable investment areas anymore.The only major growth and development taking place around Schaenfield Place (beyond the levels of growth we’re seeing elsewhere in San Antonio) is the expansion of Hwy 1604.  

I developed this spreadsheet-style form with MS Access 2003, but you can do it with MS Excel or some other spreadsheet. 

If none of those, perhaps the call will give you some insight to their timeline and develops some good will rapport with the family.   

The project is for 2 fully developed commercial pads in Albany Oregon in the Opportunity Zone.  

You will pretty quickly see the patterns develop.
