In my experience, State Farm has lower rates and the entire process is soooo much easier than the more conventional lenders.

I'm not familiar with Arizona probate law but I can tell you that in Arkansas if the estate has a value of less than $100k the distributees are able to file an "Affidavit for Collection of Small Estate" and basically "skip" some of the rigors of the normal probate process. 

I don’t do any investing on my own at this point, for many different reasons, but the biggest issue being time to devote to that process.

Hello BP Geniuses, I am in the process of buying 2 apartment buildings from the same owner in Eastern Canada.

I don't want put all my energy into chasing the money, so I understand to trust the process. 

I've started this whole process from self-storage research and it seems to me that in order to get into a good deal, with a good CAP rate, in a good long-term area in SS I need some decent capital and experience with the whole commercial real estate side.

I'm actually under contract on my first investment with Roofstock and so far the process has been pretty smooth. 

I am in the process of finding my first mailing list,  for a direct mailing campaign, the site I've read about  (findmotivatedsellers.cm, listsource.com,etc) all have terrible reviews.
