Use the IRV method...

Hey @Shawn Smith @Brandon TurnerThe BRRRR method is IRA friendly but only for the benefit of the IRA and only with your indirect involvement (decision making only).

It's jobs and population increase driven, companies continue to move to a state w/relatively low cost of living, quality lifestyles and this continues unabated w/local economic and industry diversity increasing.  

Our intention is to buy it, rehab and rent it (BRRR method from what I understand).  

Welcome @Joe Larson Madison is an interesting place...stop by from time to time...cold as hell in the winter but good quality of life across the board.

Really enjoy rehabbing and doing quality work - makes those back-end sales so easy. 

We want to get to know more wholesalers who share our values and listing agents who want to know quality rehab specialists.  

I know all (okay...probably less than half) of the methods like "drive for dollars", put up signs, yellow letters, etc type of methods to find deals.  

I have bought timber ground in those areas and it took years to resell... just stick to your tried and true methods of buying deep discount.. check DOM for the area and don't over pay.
