Buying the house next door to my residence as a rental

Hi, I am new here and to real estate investing.   I'm from the greater Cleveland OH area.

My next door neighbor died 2 1/2 months ago.  His daughters have just started going through his things and throwing stuff out.  We had a good relationship with him and know his grown daughters.

I'm considering letting her know that I am interested in the property when she sells it.  

Does anyone have any advice as to the timing of letting her know.. is it too soon, or not?  

Is next door too close to be a landlord?  

What other questions should I be asking myself to evaluate this?

Any other advice is welcomed.

We own 2 other homes in the subdivision we live in. Basically, our neighbors are our tenants. They live next door and across the street. We self-manage and have not had any issues. I wouldn't let that stop you from purchasing (assuming it's a great deal).
