@Snehal Ambare If you’re thinking of converting your personal residence into a rental in order to take advantage of the Section 1231 loss rules, you may want to reconsider because the IRS has implemented certain limitations for conversions.

When I implement my lease agreements I expect every tenant to respect me as a landlord as I respect them as a tenant.

How many deals have you been able to implement this with? 

And, if course, implement what you discover by being a tensncious marketer.

I think it would great if the good folks at BP were to implement a dedicated Real Estate Job Board (jobs.biggerpockets.com perhaps?).

Both individuals on separate conversations have said the same things to me in explaining this whole estate planning and asset protection phase I am trying to implement.

This is a 4 stage rental strategy which i plan on implementing on the house i just purchased for $50,000. $60,000 after renovations.
