Do not commit mortgage fraud.Fannie Mae has a renovation program available to investors, but for SFRs only.Renovation loans are a niche product, there are loan originators that ONLY do renovation loans and others (I do this, but not in your state) that'll do the cookie cuttie reno deals and refer you to a specialist if it's non-cookie-cutter.

Your client is in no way committed to taking out a loan for the amount stated on a pre-approval letter (see note below) and it gives the impression that the buyer should get their financing no problem so they won't be slipping out of the contract through a financing contingency. aka listing price is $250,000 and client is pre-approved for $575,000 in funding suggests they are nearly guaranteed to get 250k they need.2) Get a "fully approved" letter from a mortgage company, not just a "pre-qualified" letter.

money (i just did a sloppy rounded 12%/2 +2pts for a 6mo t/a)36k closing (assuming 6%.. i didn't even factor closing on purchase)...oops...that puts me at 616k without room for profiteven at a 25k rehab, there's no profit.please enlighten me if i'm misunderstanding something.thanks!

Hunter, what J Scott was saying isn't that signing some documents is simply too much trouble, but that those documents eliminate most wholesale opportunities, unless you're willing to commit fraud and take the associated risks.
