If you are paying his/her employer, then you need proof they have WC coverage and you need to be an additional insured and be given 30 day notice of cancellation.

Greetings,My property manager here in WA state did not put in the lease the requirements for notice to vacate/ # of days notice tenant must give before vacating.

There may be bad debt and tenants on notice today, but that's not necessarily reflective of the cash flow potential in a year from now once the bad debt is written off and the property is occupied.
