Each state has varying real estate laws and practices. 

Last year, my husband and I became landlords by default when we moved out of our primary home on the Central Coast of California to the Bay Area for job relocation.

Hi, I've recently relocated to Las Vegas and am looking to buy an investment property either SFH or Townhome but seems like it's very tough to find good properties that would cash flow, at least via MLS.  

But whatever feedback I can get from you or anyone else as far as your specific practices is helpful.

Unfortunately I'm overseas right now and will be relocating soon so I don't foresee myself making any bold moves too quickly, but I will definitely try and take the time I have to contribute back to the community, that I have learned so so much from and continue to learn as much as I can.
