We have only ever considered investing in real estate in two basic ways: flipping a place or renting one out.

Alot of new people are going into this to be a wholesaler but dont understand the basics of being a real estate investor and are losing and leaving alot of money on the table.

The inherited tenants moved out 6 months later, I did about a 5k basic “rehab”.

Mentions are a basic requirement of any forum.

Basically, just needing to find a lender that can offer decent terms, little to no seasoning for refi's (for deals which I either financed through my personal home HELOC or other funding means), after doing full rehab and getting appraisal, of course. 

I basically require validation of strategy and suggestion of improvements or  viable alternative approaches. 

Basically she's telling you do what you got to do because she knows how things are done in Florida. 

This notice will basically say, pay what you owe in "x" amount of days or face possible eviction.

I have access to the state and local contracts and addenda  but there is nothing that says assignment of contract or does it require just a basic addendum?
