Basically, does selling beer and wine make a big difference?

Sounds like wholesaling which is a very gray area and basically you are doing things a real estate agent does without a license.

I have not been to the home yet, but the pictures show a home with basic cosmetic work.

I would recommend you put your experience to work and develop a basic plan of where you'll work, what your flip criteria is, develop your presentation to the lenders, and develop a simple marketing plan.  

It sounds simple but I'm sure it isn't, basically it described the steps to take but not actual examples of forms to fill, where to get them, who to talk to, etc.

So basically the City Government can't run a business correctly so the are going to push for more legislation to cover for their ineptness.

From what I can tell there is basically one cluster of Multi-Family properties on the southwest corner of 92nd and Lowell, aside from 10+ Million dollar apartment buildings.

If they are wanting money and not wanting to give basic consent.... see ya.

I think for the majority of users the basic chat will work as they are talking about basic concepts.For me people start asking about commercial real estate and it gets really technical.

The difference price wise between a basic fire policy and a DP3 which is what I would recommend getting is around $10-15 more.
