The only relevant facts I see are the data you have in front of you today:-You've got ~$13k in equity today-You can never refi at Fannie rates (allegedly)-Before 2021, you have to sell or pay $150k cash.- You're not cash flowing today- You won't cash flow in the futureFrom my chair, you're just sitting on a bomb with a 6 year fuse.

Most "sold" data i find in the area is a few years old and everything has been appreciating quite nice the last few years.I also looked up the county records on the address/owner and there are liens against the owner that have dollar values that go up like one dollar at a time, but all with a different address on the lien documents.

I use renotometer but you have to look at all of the data that it gives you  rather than just looking at the meter on the left as gospel truth.

Hi all,I was wondering if anybody can give me a qualified answer to the following:When searching on internet data bases- (for example Zillow, Trulia, Street Easy and others) their is usually a square footage given for the unit.The question is regarding co-ops or multi family units,- is this figure net or gross. ?

The  foreclosure auctions/sheriff sales are high risk and not only because of possible title/lien issues but also as @Jesse T. said there can be defects in the properties that you are unable to account for being unable to see the properties.Basically what i'm trying to say is you need a lot of data when it comes down to these type of sales to try and not lose your shirt and when you aren't 100% sure about a property based on the available data remind yourself to stay away from it.
