Asking price $1,904,762Cap Rate 7.35%Annual rent $140,000Triple net lease5 year lease options, current lease ends 8/31/24Rent started in 1995.. so lengthy background, but the current state of Rite Aid drug stores scares me for longevity of the lease, and as mentioned being in a low income area, it would be difficult to fill the building if Rite Aid went under.

I seriously loved my 2nd wife, but after dealing with her drug and alcohol addiction for 18 years I had no choice other that to stop being her co-dependent and I knew the only choice was to cut her loose.So, I paid my divorce attorney about $9,000 total and she borrowed %60,000 from a step-sister to pay her attorney.

Even local successful drug dealers don’t buy fine rehabbed homes in bad areas ,they go elsewhere like everybody else once they get two nickels to rub together .ohio is probably one of the top three or four states for cashflow in the country .

Also, when your place is vacant, you need to notify your insurance carrier and pay much more for insurance, about $100.00 a month (if you want coverage during being vacant), due to possible break ins to steal all your copper and they won't turn off the water when doing so, or squat and do drugs in your place etc...
