@Brian Wilson im not expert but have done many loans in the last 20 yrs and here is how I understand it...the balance on your credit card that gets reported on your credit report (based on your billing cycle) will be reflected on your "credit Usage" not on your DTI.

The only downside is they are lacking E-sign docs (DocuSign, etc) abilities which was a little frustrating to me but overall, I would recommend them.

Also, capital gains is not calculated on what you receive at the closing table, but what your sale price is less the book value on your schedule E (?).
