I just looked at my bank account and noticed we added $30,000 to savings in the last two months without being frugal or any focused effort.

Yeah I’ve noticed from my rentals time of year makes a huge difference.

Waiting to get some new renters now, but the asking rent for the updated unit is noticeably higher than the other two units.

this decreases our inventory and makes it harder on those that are moving and those that are new to town. 

Probably wont' see a direct price increase for a new garage door but you will probably see a price decrease if it is in truly terrible shape.  

Also noticed that the wireless keypads outside the door do not have the option for two PINS.

We made sure our gutters were always cleared and have leaf blocks over them.When it still continued, my contractors noticed that my neighbors gutters were blocked and that there was a 4" by 2" by 2"  hole behind the gutter where the wood or brick had disintegrated. 

Things didn't slow noticeably. 

. -- Distance from my home (the apartments I bought are within 10 minutes of home)-- I actually appreciated higher maintenance expenses because high NOI decreases NOI and lower NOI equals lower sales point.
