That's why there is a continuum of feedback on section 8 on these forums; since they are run by the local HA, your "customer experience" is based on them, not on the Federal HUD.I say treat this like any other non-paying tenant and serve a pay or quit notice.

There are more advantages to this too - sellers, escrow companies, lenders, and everyone else involved are more familiar with the standard CAR form.That being said, I've had plenty of people ask me to draft custom purchase agreements to use for making offers, so I know that occurs, especially with off-market wholesale transactions.

The duplex, on the other hand, was custom-built for an heiress in the 1920s, remodeled and sold in 1945, and was poorly maintained and updated by a fool and his family from 1951 on as the neighborhood inexorably deteriorated from its high point in the 1940s.I've managed to get the county tax assessment for this duplex down by 33%.
