Here in Georgia it's typically a 3 day notice to Pay or Quit then a trip to the Clerk of Court for filing.Your other option is to terminate this tenancy at will since there is no written lease in place.

@William RushtonUsually offer can state one unit to be delivered vacant at closing and this will satisfy lender.Or, if want to make offer more competitive, lender might let you close if tenant is month to month and you sign something that you will issue 30 days notice at closing..definitely would want to discuss with specific lender to see if they’re creative/good enough to make that happen.

If they are month to month, you can give them a notice that they'll have to move out by X date, in which case you could then go in and rehab and rent the properties out at a higher rate.

thankfully i only have one tenant taking advantage of the rent and eviction moratoriume) i'm one roof / siding replacement or one bad tenant from decreasing my ROI significantlyf) bad tenants suck, they basically suck the joy out of you.
