I can't stand to drive a car if the interior is melting or the automatic windows (ie things that should never break given how far we've come as a species tech-wise) go out every year.

I have since started using Erentpayments.com with new Tenants (is in the lease) it automatically calculates late fees and I can set it up for full payment only.

Less than $30k doesn't mean an automatic war zone.Having said that, one of the biggest problems with buying so low is it takes a long time to recover your cash...and you will be buying with cash, since it is almost impossible to get any type of mortgage funding for anything under $50k.

I would recommend contacting a realtor and requesting he/she set you up with automatic notifications from the MLS on properties that fit your criteria.

If you don't get him to sign a new lease before the first of January, his December lease will move from 12 month to month-to-month automatically.

It just added automatic bank reconciliation, it has a lot of the accounting features of quickbooks, and it has property management features (e.g. electronic rent collection, rental applications, etc.)

That's built-in savings on each deal (3% automatically if you buy from MLS, another 3-6% on the backend when you sell).
