Experienced VR owners - I'd love to hear your tips/tricks for furnishing a property in a manner that is cost effective while still appealing to your target guests.We spent way too much (IMO) on furnishing our first VR - a 1340sf 3/1 that ended up costing almost $15K to equip.

If you have several million in assets and a high wage job besides real estate it might not be cost effective to hold the properties in your name and insure them under an umbrella policy.

It’s rare, and these people will be replaced instantly but Cleaners can cut corners despite being paid by the “job” (despite it being an effective high hourly rate) but they wanted to get done faster for whatever reason, whether to have a shorter day or to do another side job to make even more money.

The video is something I do so if a house doesn't look like something I want I can wholesale without a lot of effort (a new process I started four months ago but it has been effective) however this house was something I would be interested in but not enough to invest in the money into a title search.Has anyone else ever attempted to buy a property from someone and found the seller is not a legitimate owner on CL?

Cons- It is very difficult to find quality properties in decent neighborhoods, honest contractors, effective property managers, and reliable maintenance personnel.

So of course there needs to be a range that the rehabber can go over budget but it needs to say things to the effect if the time or budget to complete the project is exceeded by 20% or more, the rehab guy is no longer in charge of the rehab and the investor guy is in charge.
