Any idea of the rent ranges say on a very nice 4/5 br 3 bth built 2000 on large lot?

If I do end up investing in my current location I will have built up a solid team and network of investors.

A builder is building houses in a new neighborhood and it looks like they currently have houses built waiting to be sold, some of which have been on the MLS for 30+ days.

Since there doesn't seem to be any modern small multifamily available, I've thought maybe I should have it built.

You'd be hard pressed finding a rental built after 1910.

Upscale modern homes modular built.

Sellers that are older may be more wary of the coronavirus and don't want to make a move during the uncertainty.TLDR; Great Recession ---> homebuilders went out of business, economy contracted causing housing to be less affordable,  decrease in demand for housing = under-built markets and less inventory.

I know what makes a succesful theme park, I just don't know about how it works to build them.Hope you can help point me in the right direction for webinars, articles, courses, knowledgable people or anyone who has done this before.Regards DaanSmall theme parks are built all the time alll over the world. 

The problem is that with resale stick built is worth more than manufactured and if you live in a reasonably sized city the market has determined the highest and best use for lots that will meet your criteria is for someone to stick build a house and sell it at market value, and the lots are priced as such.

That is done a lot here with properties built before hydro dams made power here the cheapest in the nation.A simple cost/benefit analysis will answer a lot of questions, including this.
