@Matt Vaughn have you ever considered developing multifamily housing?

I have definitely learned alot and developed as well.

My wife Lauren and I have developed properties in Greenwich over the past twenty-five years; it was a challenging leaning curve with the vast changes in Planning and Zoning and the increased demands from clients.

We're piloting the software with 2 BP members and 2 others in May and we should be opening it up to others later this year.  

For 20 years I've worked in the IT industry creating Web, mobile app, and software technologies with a heavy focus on helping real estate agents have mobile, responsive websites to list their properties.

Well I just spent a couple of hours evaluating the best property management software.  

@Damian LoBasso...very interesting points you make, and I definitely agree that the proximity, coupled with the plans for development (I wasn't aware of the $200million, that's huge) would inevitably drive people further inland.  

A group of investors including myself purchased land in the Midwest which has been developed for sale to be bought by builders.

I have developed this passion for real estate investment mainly fix and flip.
