Looking at the educational backgrounds of the top real estate investors/developers/executives in the country, one sees degrees from NYU, Columbia, Wharton, Michigan, Harvard; none list the Russ Whitney three day real estate independence system or Robert Allen's Nothing Down seminars.

I’ll then be applying what I’ve learned to further research, making connections in my area and looking for deals and opportunities to execute on. 

On occasion, that strategy is legit and defensible - somebody came along after hearing about the property you got under agreement and made an offer to you that was profitable, so rather than complicating matters with multiple closings, you and seller execute a release from the agreement and seller enters into agreement with the person wanting to buy.  

Executives at any of the Fortune 500 companies here in town.Sorry if this comes across as bragging.  

That limited area combined with high salaries and the executives and high-level managers primary residences keeps real estate elevated.
