But that doesn't mean there are not opportunities, if you think outside the box, circle or triangle.Perhaps try expanding your search from MLS 'for sale listings' to Zillow or Craigslist under Apartment for Rent. 

They likely won’t do it on a 30 year fixed, but they tend to do things a little outside the box that the big banks won’t do.

Hello BiggerPockets,I have been slowly, but surely building my REI foundation via listening to the podcasts, reading the forums, reading books (just finished J Scott's "The Book on Flipping Houses" and "The Book on Estimating Rehab Costs"), and have begun to analyze deals.I am a numbers and process/systems guy, also cautious and like to check all the boxes, so I have been looking at various markets to potentially invest and I am wondering what other out-of-state BRRRR investors look for when identifying a new market.

@Matt Moore, take a cut off to a local lumber yard (not HD or other big box) and ask if they have a matching profile for exterior siding.

There is a little bit of my home in every STR of mine; kegorator, fire pit, pellet gun & pigeon bait, propane or gas grill, Netflix, adult movies, 2 sets of boxing gloves and headgear, artwork of scantily clad women, etc.
