They were slow to get repairs done, they didn't do inspections, they never ran rental market analysis to evaluate pricing, and they had no proper paperwork or documentation for tax preparation.#2 treated my tenants poorly.

Very easy to qualify as I have 6 years of returns showing great progressive income and cash flow and the properties I may buy are only need to be qualified based on incomes approach- downside is only a max of a 5 year rate lock ( so the rate can move every 5 years) and only 25 year amortization.

@Alison NikoI know it’s probably not what your referring to when you say NJ shore but you may not be limited to house hacking if you looked into a less competitive market..Or it could make it that much more profitable if you could take advantage of lower prices in the path of progress at Atlantic City right off the beach.

The ARV on a deal I'm evaluating is $400K, with the comp selling in January 2022.This would be my first flip after having done renos and BRRR and I'd be interested to hear thoughts on the rising interest rates, flips, using the comp as realistic or if I should plan for a lower sale price, given where interest rates are now vs 6 months ago.
