What are the first steps I need to be implementing for a first flip?

I’m a true believer in implementing the things I learn at work to my personal life.

I have a couple of questions on how I should proceed with automating my business. 

I tried multiple times to get ahold of the future tenant but no response and went straight to automated voicemail.  

You may be looking at an automated value estimate, which are often completely inaccurate, or maybe the tax assessor's value assessment.

Any stories of renters insurance actually having to be implemented due to a situation ??

Hey everyone - I've recently started getting into trying to implement lease options into my real estate game, and appreciation plays a significant role in structuring the #'s.

<--- automate and aggregate that, and that's how all the junk mail from the real estate and mortgage industries sometimes ends up being so particular and accurate.

Homeaway/VRBO was nice and brought in a lot of rentals too but I cancelled when they implemented 'best match' search results and $399 subscriptions and wouldn't refund my now useless $1800 subscription, the renter fees are just another nuisance.

I'm really just banking off of the fact that with this implementation of the new stadium and neighborhood improvements that that should increase the city's attraction.
