I have about 318 units in need of some light upgrading. 

Explain it in the nicest light possible and you might just get to keep one of them if they can handle the increase, but if it's a huge difference between current and market, then it's likely a good idea to get them out and do the work and remarket as a higher-class unit and try to find new people. 

It's being done in the context of a delayed finance transaction, after I purchase and lightly renovate the property. 

I have the latest and greatest equipment (cameras, drone, lights, mics) & software and produce quality online, TV, & radio promos and commercials.   

I thought this thread was light on Brian's so I decided to hop in :)You can absolutely make an offer without the financing completely worked out.

What comes to light though is there are no minorities among my tenants.

The original plan was to paint the exterior a light green with white fascia, but one of the neighbors supposedly harassed my handyman today because the sample of the green I put on the outside too closely resembles the shade of green on his house (they're different shades and he was totally out of line, but he's not totally without merit).  

Could anyone shed light on their experience with acrylic pans vs tile for shower floors?

And consider some sconce lights or other ways to brighten the room.
