Hard to say but with a MHP that small you're basically buying a job as it will be hard to put systems in place.  

Also, it will be a long time before I can actually benefit from not having to deal with the messy wax when replacing them....My main driver for switching away from wax was that there are basically two things that joint comes in contact with (aside from water): poop and wax.  

It could be prepaid points, added mortgage fees or some basic math error on the part of your lender.

On top of mind at the moment are bully a**hole commercial brokers.Some big city (Seattle) commercial broker submitted a basically unsolicited offer to buy my one of my apartment buildings.  

Jerome,Just a heads up if you go to LT you will be bombarded with call from a ton of people basically trying to only pull your credit and make an offer prior to approval and in most cases an unlocked rate offer.
