I explained this to the guy doing my initial application processing after he read the estimated closing costs.

There's nothing wrong with focusing on section 8 as long as you use the same screening criteria you use with every applicant.

ITs simply a company aggregating credit cards for you.. finding you one's that have introductory zero interest fee's... they charge from the adds I see on the marketplace about 3 to 5k for this service and one of the companies requires you to travel to Dallas and spend three days or so filling out applications or something like that.

The higher end places usually net an applicant/tenant pool of a higher caliber, though.  

With that being said, I'm wondering if anyone out there had any "hacks"...for example using specific software/Google voice/partners.

So that you can focus on these improvements to get the highest ROI.In order to get higher quality tenants, you just need to have more applicants to screen.

If they don't find their next rental immediately, by the time their application is processed you will have already filed with the court and the next landlord will see it.

My current rental is about five minutes from Randolph and each time it's gone up for a new lease we had multiple applicants within a day or two so the area is good.....today.
