Maybe someone with hearing difficulties so the upstairs noise doesn't bother them.You could also let her know that if she stops paying during her lease (whether she stays or leaves) you will file an eviction which will be on her credit report.

This is less work for you because they manage the deals but the difficulty is the manager now has an incentive on his structure to get more expensive labor and materials to charge you more.

@Kevin Romines Scalability, sharing the wealth, and timing.Mainly on the scalability is that the traditional loans done 100% fund properties because you have to have skin in the game, and there is only so much collateral I can bring to the table before it is fully leveraged and I can no longer get traditional loans.
