I always tell the tenant that renting a house is different than renting an apartment because you're responsible for common area maintenance.Now, if I notice that my yard is not being maintained, then I warn the tenant 3X.

Not all landlords will be affected by these current events (just the ones that poorly managed their properties).Everything is speculation right now because this is a different situation from 2008.What is your guy's predictions about the effects of the eviction ban ending?

As with @Joe Villeneuve has done I made my own spreadsheet that takes into effect assumptions for my local market here in the Dallas/Ft.

The law as written indicates if not approved in 60 days (not counting time that jurisdiction will awaiting on input from entity requesting plan approval), it is in effect approved.  

For LPs, it’s trusting the GP can manage the process (cost) effectively through the rehabilitation to the sell. 

Doing something like a BRRRR could be a good option, if you can cash flow and actually refi and can your money back out, while maintaining good cash flow and a high DSCR. 

The class is cheap, but maintaining your licenses at a brokerage will cost you between $1,000-$2,000 year just for MLS and local board and then your office fees.

Between what the contractors say, what you see around the neighborhood and research I am sure you can find a cost effective method to replace the stairs. 

Once that is approved, that voucher program and rent would come into effect.
