I agree inflation is for sure having an effect but the sheer quantity of demand and lack of housing in the area is really what I think is driving it. 

There is a guy on YouTube who goes by Robuilt who offers a lot of detail on a tiny home he built in Joshua Tree.And there's another guy who goes by HomeMadeModern who documented the process of building a tiny home in Joshua Tree.

I found one of the most respected traders for that market and signed a deal to buy some small quantity from him (I didn't make much money on that trade :) ).

@Cole Fleishour - month to month leases, cameras outside to prove pets then back bill, personal i allow pets with weight, breed, and quantity limits of course with more deposit and additional rent, i just use luxury vinyl floor instead of carpet.

I converted a van into a tiny home-on-wheels earlier this year and gained the confidence to buy my first home to house-hack and understand many of the building components that I previously knew nothing about!

And since it's just that, you were able to keep 95% of that tiny net, but X10 that is $240,000.00 so at same tax rate you have $192,000.00 net from rents.

And just for reference, my only debt is an investment I put on a cc a year ago...which in the grand scheme is tiny compared to cars, student loans, or a mortgage.

The only closets were the tiny, original 1920's design from when the house was built. 

But this is only a tiny portion of the market.
