if you don't and your going to own this stuff over decades each of those plans will come into play at some point.. real estate is not a linear line straight up.I was on a Con call last week putting a large financing deal together on a 500 home project. half the call was about plan B and C if the original sales channel dried up.. 

They worry in the Great Plains about the aquifers going dry.

Alternatively, you can choose to focus on smaller projects, save your dry powder and aggressively expand during a downturn. 

If they don’t have a lease and aren’t paying, it should be a very cut and dry case that you will win easily.

What I do in basements is make sure that the moisture has a way to dry.

The Utah market is bone dry.

As far as the framing goes, the water can have no effect of the wood (other than water staining) as long as you dry it out and treat it appropriately.

Also I am not sure if you provide little supplies when clients move in (soap, shampoo etc) but if you do I have found huge savings in buying them in bulk of hotel supply website :)
