I had Usaa on my primary and called progressive and they dropped it in HALF (for the same replacement cost and coverage).

I keep them informed with what we are doing, how progress is going, etc. so that they know 3-12 months ahead of time when I will be knocking on their door to talk about a refinance.Here is an example of a deal I am working on now.  

The bank will require a realtor to submit the short sale package/application to them, so you will need one involved. 

I've shopped around and am putting in an application with Foremost.

U noted about the experiences with renters who pay the lower rental amounts.I had another member advise me that could be a possibility for why we are not attracting the "appropriate" applicants.

As I get more and more profitable rentals, and cars were purchased they would change to hopefully progressively more and more expensive vehicles.

totally agree Steve, if applicant doesn't wanna complete application that's a huge flag right there that they won't be cooperative.thx Mike, shukria Pari baba, will look into smartmoves!
