Without living out there full time, it's hard to maintain as nature wants the land to go back to forest and the wildlife eat everything we plant. 

I've seen habitual dumpster abusers drive up to our dumpsters, see the newly hung sign, and drive away without dumping....More so than catching the thief, we would rather they not try to steal from us.... of course our methods and no methods are perfect.... but they seem to have been fairly effective....  

Landlords getting paid is just a secondary effect.

However, since the loan remains under the LLC I realized I maintained asset protection.

I have used direct mail in the past for single-family homes but am not sure if this method is effective for multifamily.Thank you in advance for any guidance you can give!

Do you think being on a major road effects the price?

The SB and AB's that were passed for ADU's were much more effective in creating additional housing, but still just a drop in the bucket for what is needed and the costs to build the ADU's are skyrocketing each month due to labor and materials costs, not to mention material shortages due to supply chain issues which are getting worse, not better (that's across the board for all states, not just CA, but more heavily felt here as Long beach is a HUGE port not currently even close to full operations.)

I would appreciate any tips on using these loans effectively to purchase a property that might want to close quickly. 

This can also lead to a relationship with nursing placing agencies to maintain consistent occupancy and quality tenants.

I haven't sold because selling doesn't help maintain my goal/why.
