If you are finding that your list doesn't contain the fields you need to cleanse it properly, you'll have to do as @Taurice Cooper recommended and go back to the county website, look up the property by parcel number, and pull the extra fields you'll need.Luckily, you can automate this work with a tool called imacros (I have no affiliation).

The operating agreement (which must be a custom agreement - no getting around that) for the master LLC states that the management entity of the master will also be the management entity of each series, unless otherwise noted in the individual series agreement (which must also be customized at least once).The members of each series consist of one or more of the following:The investor(s) funding this particular series, andThe person(s) providing rehab/remodel labor to this series, andThe person(s) providing administrative functions (management - already covered)In addition, there are so many other provisions to be worked out that it isn't even funny, nor can someone attempt this on their own.

but a lot of agents are not custom to working with investors so they don't know exactly whats going on. i personally have gone through 12 agents before i found the right fit for me. she is amazing brings me deals her broker is getting that are bank owned before they hit mL so that day one i have an offer in hand. 2 she not only searches mLs for me but any property i see or she sees thats abandoned she looks up and finds the info on it and gives it right to me if its worth it. she also sends me lists of expired listings monthly so i can send out hand written letters to them expressing interest in buying their property if they are still looking to sell.
