If you're jet set on spending a lot of money marketing, there's several websites that you can find under "BP resources" that can give you options for marketing (be it direct mail, or purchasing leads).

So what I do, is I direct mail market to owners who bought 17 years ago or more.   

Even if you follow the instructions ( here we do a certified mailing with a list what is unpaid or done wrong), it is possible the escrow holder will file an interpleader if the Buyer objects to protect them from suit.

If I pull a 6 month campaign list and decide 2 months later I want to mail more homes.

i get a firm commitment for that date by e-mail or text. third i follow up as the date approaches. if i have any doubts about the contractor's availability, i line up another contractor as a backup.if the contractor has been appropriately informed of what i need and has agreed to do it and fails to perform, i switch to another contractor.  

I actually had a good response rate for the first two mailings -- about 30 calls total, or 6%.

You can also buy a national mailing list and send mailers to them - this is where we have had the most luck. 

Haven't forgotten about the e-mail, just haven't had a change to respond to it.
