I’m just getting started in the Real Estate industry with a focus in investments.

Many of these lenders are clinging to appraisals done 2-3 years ago utilizing 4.5 - 5.5 cap rates.  

We developed the center starting in 1995 and have held it ever since.

There's a reason all of those investors were at or below your contract price when you were just starting out. 

@Kyle Vogeler A lot of the time, if the investor already has their foot in the door and has acquired investment property they will start to sell and do a 1031 exchange, which allows investors to defer all of the tax and depreciation recapture, and purchase another investment property using the tax.

I know it's possible, but I don't know where to start since I can't go anywhere.

It can be good to start but you want to pay it back after using as soon as possible.
