While you may be a perfectly competent person, one cannot discount the fact that your spelling is off. 

Inglewood is perfect if you can reduce your expectation of 1500+ square foot to about 1300.  

@Kyle Kingma yes you are describing it perfectly.

Some neighborhoods are perfectly priced others are just a bit too expensive and some class C's are cheek by jowl with great neighborhoods.

I plan on taking my time and finding the perfect deal ( said with humor ).

Truly.I think your plan makes perfect sense.Focus your efforts on learning your market.

I haven't dealt with it in a landlord/tenant situation, but from a couple of people I have known who accepted credit cards for their retail businesses, the credit card associations (Visa/Mastercard/Amex) "don't like it" if the business tries to charge the credit card fee to the customer, and can potentially stop accepting charges from that business if they do it.But, the card associations seem to be perfectly OK with the idea of a business advertising or giving a "cash discount".
