I discovered BP 3-4 years ago when I was first introduced to REI by successful friends in a Multi Level Marketing company I was apart of.

I was curious if there were any others who started wholesaling part time outside of their 9-5 jobs and found success, or even failure.

My current real estate goals include connecting with local investors, providing value to others in any way I can, while continuing to learn my local market and more about real estate investing in general.If I’m not currently out physically looking at real estate Monday – Wednesday in or around Columbus; then I’m searching for it online, or reading about it.

Still, while letters do a lot of the heavy lifting so to speak, the mailing list is equally crucial to a successful campaign.

We're in the early part of my career, but have already had successes with real estate. 

Common options are cash, personal check, money order, online payment, etc.

Which is why wholesaling is much more attractive because it requires no start up money. you cannot successfully wholesale as its taught by on line courses or gurus if you have no money.. the successful wholesalers be them licensed or not spend THOUSANDS upon THOUSANDS a month on lead generation.you could bird dog.. maybe with limited captial just gas and a phone and hope that you get paid. 

If the zoning code is online I can do a quick review to see what you can build.

And since we are learning about construction, being able to go after work and measure cabinets for the 4th time, or compare the tile to the grout, or pick up supplies so your expensive contractor doesn't have to waste his time picking out paint colors, flooring, appliance etc... are all things that are easier to do in person.If you have a lot of experience flipping houses, or working construction,  then yes go for it, you can be successful as a long distance landlord. 

Too many variables can go wrong and I have found using these numbers helps ensure a good and successful flip even if something big and unexpected comes up, which almost always does.What is your main source of leads?
