One tenant is great and set-up automatic payments, while the other insists on paying late every month, forcing me to send 3 day vacate notices.

You can also try cash for keys and see if you can buy their home from them instead of non-renewing.Taxes - Your assessment will be reevaluated at some point during the first year automatically.  

It is amazing how much easier it is- no more waiting on the post office, or listening to excuses about the check's in the mail...We did convert people gradually as leases were being renewed- I think all tenants really like it now that they are doing it- they have more options on how to pay- they can go to the bank and make the deposit or setup recurring deposits that are automatically transferred from their account to ours. and they get a receipt showing their rent was paid at the time it is paid.

The "1% Rule" (each month's rent grosses 1% of purchase price) is far too commonly available for it to automatically be considered a great deal.But, it's all about the LOCATION of said deal!

You have a very small window to do appeals if they don't automatically adjust them based on the sale price.
