For me I'm focused on Fix & Flip type deals so I look at the $/SF ARV of updated homes with similar features such as BR/BA size, SF, Garage, Basement ect.

As in say minor cosmetic or easily replaceable or changeable features.

All with the same opposite corners if possible.If there are any unusual features, take a shot. 

The interior and exterior received a complete rehab which included finishing the basement which was a great selling feature.

However they have some great features for tracking warranties, appliances, and other items needed to track.

It will also be crucial to connect with a good PM before you buy the deal.
